In a depressed market, actually in any market we all want to increase the value of our homes. How can we do that?
You can’t change the physical location of your home but you can improve on what you have already.
I know you have heard a million time about staging your home but honestly, a few subtle changes can really make a difference. Once ready, you can sell your property directly
Here are a few tips you may not have heard.
- A buyer makes their first impression within the first 30 seconds – how good does your front garden and entrance look?
- Is your neighbourhood welcoming? – not much you can do here apart from making sure your neighbours pride their properties also – if everyone puts in the effort, the entire neighbourhood will increase in value.
- Help a prospective buyer see themselves living in your house – remove your personal effects and clutter.
- Make sure the things that are there to stay are fresh – clean curtains, floors, walls etc.
- Brighten up your house, for a darker room use a higher wattage of bulb.
- Rooms that add value are the kitchen and the bathrooms – are yours up to scratch?
- Finish the jobs you started, tidy up any eye-sores.
How?
- Clean walls, take a fresh look at the entrance, make sure the walls are clean and if necessary re-paint. Plants by the front door or a cared for garden can help – add curb appeal.
- Check the kitchen cupboards, it can be inexpensive to clean, paint or replace the doors. Are your appliances clean?
- Bathrooms can look dated, spruce them up by inexpensively painting over offensive tiles, replacing the suite to a white suite that will not date or just giving it a really thorough clean.
- Accessorise – add blasts of colours with various accessories. Cushions, light shades etc.
- Put up your for sale sign and add your home to a popular property portal.
